This northwest Nashville neighborhood is a unique blend of urban charm and suburban tranquility. With lush green spaces and peaceful surroundings, Northwest Nashville offers the ideal setting for leisurely strolls and bike rides. But don't let its suburban charm fool you—this neighborhood is strategically located, providing easy access to downtown Nashville and all its cultural attractions, entertainment venues, and, of course, its legendary music scene. The home itself is a mesmerizing blend of midcentury nostalgia and contemporary elegance. The owners have lovingly restored many original features, preserving the decorative and functional partitions in the dining room and stairwell, the wood paneling in the bedrooms, and the funky roofline that defines the home's character.
But don't be fooled, this place isn't stuck in the past. The gourmet kitchen is a masterpiece of modern luxury. With its giant marble island, bar seating, endless countertops, and cabinets, it's a dream come true for cooking enthusiasts. The frame TV adds a touch of tech-savvy convenience, allowing you to stream your favorite shows or pump up the music while you whip up culinary delights. And with the sliding glass doors opening up to the grill, indoor and outdoor living blend seamlessly.

With four beautifully styled bedrooms accommodating up to 12 guests, this home is the epitome of comfort and convenience. Heading downstairs to the lower level, you'll discover a treasure trove of entertainment and relaxation. Natural light bathes the rooms thanks to the clever hillside construction. A cozy hideaway with a queen bed and TV awaits, along with a well-appointed Jack and Jill bathroom. The nostalgic rec room is a delight, complete with a ping pong table, arcade basketball game, TV, sitting area, and fireplace. Feeling like a bartender? Slip behind the bar counter and whip up some cocktails with the convenient fridge and wet bar. But the real pièce de résistance is the library and projector movie theater room, offering the perfect escape for film lovers and bookworms alike.

Are you yearning for an escape from the hustle and bustle of everyday life? Welcome to the Hilltop Hideaway - a secluded oasis nestled down a serene country lane in the Tennessee hills. This enchanting retreat offers the perfect opportunity to catch your breath and unwind. Whether you explore the nearby village of Leiper's Fork, venture to historic Franklin, or even make a day trip to vibrant Nashville, this three-bedroom home will tug at your heartstrings and beckon you home to this cozy respite. With the picturesque pastures surrounding the home, it's the perfect haven for anyone seeking an inspirational getaway.
We love that you step into the lap of luxury as you enter this charming cottage, and bask in the warmth of natural light that floods the living spaces. Every room has been thoughtfully furnished to create an ambiance of comfort and elegance. Amidst the beauty, awaits a baby grand piano, tempting you to unleash your inner musician and create soul-stirring melodies.
As you explore the home, you’ll love how the home marries modern luxury with a cozy, cottage feel.  The claw foot tub in the primary bedroom is a personal favorite of ours. It adds a touch of vintage elegance, and there's nothing quite like indulging in a long, relaxing soak to melt away all the stress and worries. As you explore the spacious rooms, you can't help but be drawn to the inviting outdoor area, perfect for soaking in the breathtaking surroundings.
Venturing into the nearby village of Leiper's Fork is a must during your stay. Just minutes away, this charming town will enchant you with its Southern charm and welcoming atmosphere. We particularly love finding some treasures at Props Antiques, checking out art at David Arms, taking visitors to the Leiper’s Fork Distillery, grabbing a cup of coffee at RedByrd and even catching a local band at Fox and Locke. You can easily spend an afternoon exploring this small, picture perfect town! For dinner, I would grab some barbeque at Fox and Locke or I would head back to Nashville and stop in Franklin to grab a bite at Gray’s on Main. If you prefer the great outdoors, the scenic trails around Leiper's Fork offer endless opportunities for exploration, leading you through lush fields, peaceful forests, and babbling creeksides.

Amazon Prime Day Deals for your New Short Term Rental: Kitchen Edition

7/11/2023

When setting up a new short-term rental, one of the key areas that deserves special attention is the kitchen. Nothing makes a guest feel more like they're staying at an Airbnb than a bare bones kitchen. A fully stocked kitchen can significantly enhance the guest experience, providing them with the tools and amenities they need to feel fully at ease and taken care of during their stay. Here are a few tools that we always recommend outfitting before you go live:

Picture
An Enviable Coffee Station
We put the Keurig Duo in every house we manage. It's just perfect for big groups - they can make a pot of coffee in the morning and if someone needs just a cup to get through the afternoon slump, they can do that too!
Durable, Oven Safe Pots & Pans
This is one area where we'd recommend splurging for quality. Guests will put them in the oven and they will put them in the dishwasher, so investing in quality pieces that are built for wear and tear makes all the difference. We love the Ninja Foodi pots and pans!
Picture

A Reliable Blender
You'd be surprised how many guests request having a blender - whether they're making margaritas or smoothies - we don't ask questions, but love the Ninja for either!
Mixing Bowls
Nothing is worse than trying to make a meal for a big group and not having bowls! We love these classic stainless steel nesting bowls for durability and space saving.

A Wide Variety of Kitchen Utensils
We love a kitchen gadget, but no you don't need a bench scraper or a lemon juicer. However, having a wide range of utensils for your guest to cook with is key to making them feel like they're in their own home. We love this extensive utensil set because it comes in several colors and can match your kitchen!
Glassware & Place Settings for a Crowd
This is definitely an investment, but guests will remember (and comment on) your dishware, or lack thereof. A rule of thumb is always having enough glassware and place settings for your maximum guest count. Choose something sturdy but classic and bonus points if you have a few extra.

Outfitting a new short-term rental with a fully stocked kitchen is an investment that pays off in guest satisfaction, convenience, and positive reviews. By prioritizing this space, you create a welcoming space that exceeds expectations. Remember, a well-equipped kitchen is not just a practical necessity but an opportunity to create lasting memories and build a stellar reputation as a host.

As an investment home host, ensuring the safety and security of your property and guests is of utmost importance. By incorporating some of our favorite smart security products into your rental, you can offer peace of mind while enhancing the overall guest experience.
Picture
Smart Locks
We love the Yale Z Wave locks as they integrate into our smart lock system. Smart locks allow you to change codes between guests and remotely lock or unlock homes and are a total game changer for your business.
A Reliable Backup Plan
While we love a smart lock, technology can fail and we always swear by having a backup plan. Having a discreetly mounted lockbox on site with a spare key will save you!

Storage Closet Lock
We always recommend claiming a linen closet for operational use and popping a door knob lock on it for extra supplies. Storing items on site can really help during those short turnovers and we love this coded lock for our homes.
Security Cameras
Having eyes on your property within a moment's notice can be extremely helpful for security purposes. We love Ring cameras because they're user friendly and easy to mount.

Integrating smart security products into your short-term rental property is a proactive approach to ensure guest safety and convenience while improving security and monitoring.  Storage closet locks protect your supplies while on site to help control costs and reduce your turnover time so you can get guests into your home quicker. By investing in these great products, you elevate the security standards of your short-term rental, establish trust with guests, and cultivate a positive reputation as a responsible and attentive host.

Baby Gear
It's no secret that babies need a lot of gear, and being able to rent some of these necessities from your host make a huge difference to traveling families!
  • Pack and Plays - Bonus points if it has a bassinet and changing table like this one.
  • Baby Gates - Opt for a pressure mounted gate that won't harm your walls.
  • High Chairs - This one is easily wiped down and folds up small for easy storage when you aren't renting it.
SlumberPod
Although this is technically baby gear, the SlumberPod deserves its own moment. Our Director of Hospitality, Chrissy, absolutely swears by this little gadget that goes over your pack and play and creates a completely darkness for your little one.  There is also a cheaper knock off and an even smaller cover that we haven't tried yet, but could be great!

Noise Machines
Noise machines are helpful to babies and adults alike. We highly recommend either having them available for guests to rent or providing them as an amenity. Bonus points for a dual sound machine/nightlight.
Air Mattresses
Being able to squeeze that one last person into your home came make the difference between a prospective guest booking or skipping your home. Just make sure you're still within the legal limit for the number of guests you can host! Pro tip - always get a queen air mattress so you know what size bedding you need to provide!

Bluetooth Speakers
This could be a double edge sword - guests request bluetooth speakers a lot, but you do risk getting noise complaints from your neighbors! If you're thinking of renting out speakers and frequently have rowdy guests, you may want to invest in a Minut Noise Monitoring System.
By going the extra mile to meet your guests' needs, you'll receive positive reviews, attract more bookings, and establish a stellar reputation as a host. Invest in these essential items, and watch your short-term rental thrive.

Amazon Prime Day Finds For the First Time Traveler

7/10/2023

At Beckon Homes, we understand the importance of supporting new parents and promoting a healthy work-life balance. We know that parental leave and taking time for your family are crucial for the well-being of both parents and their children.

As Chief of Staff, I've cherished my time on maternity leave and really feel that the gift of focused time with my family made all the difference in our life. That said, my little one is almost five months old and we just started feeling ready to travel, which felt like an overwhelming hurdle, but has proven to be the most fun, yet still challenging, adventure yet!

With almost a half dozen trips on the books for this summer, we're in our jet set era and I wanted to share some of our favorite items that have made traveling with as a family more of an adventure than a nightmare!

Picture
A Transformer Stroller
If you gain nothing else from this list, please at least think about getting a travel stroller. We recently bought the Joolz Aer+ and couldn't be more pleased with or smug about this purchase.  It rides like our bigger, everyday stroller but folds up small enough to fit in the overhead so you don't have to wait to pick it up at gate check.
Plane Toys
Having new and engaging toys that you don't show your baby until they get onboard can make all the difference. We love these lightweight spinning toys!

Packing Cubes
Packing cubes help me keep all the baby's items separate from mine and clearly organized so I make sure we don't forget anything.

Cleaning Kit
This compact cleaning kit with the built in drying rack for bottles was a complete game changer for us!

An Excellent Baby Carrier
Our first flight had 10 babies under the age of 1 and our baby succumbed to empathy crying and the only thing that would calm him down was the carrier. I recently caved and bought the Artipoppe carrier, but we loved the Ergobaby Embrace when he was tiny and Amazon has a Prime deal on one that is extremely similar! Babywearing truly makes everything easier!
Traveling with a baby doesn't have to be daunting. From what I've learned so far, just like any stage of pregnancy or parenthood, you just have to take it one challenge at a time and keep adapting everyday. Enjoy making unforgettable memories with your little adventurer!

Most importantly, what's on your list? What incredible tool or hack am I missing? I'm dying to know!

Happy and Safe Travels!
