Respond. We respond to guests 24 hours a day, 7 days a week, 365 days a year. One of our team members is always on call, and our in-country call center helps guests maneuver simple questions and issues quickly and without issue. No answering 2:00 am phone calls for you.
Maintain. An ounce of prevention is worth a pound of cure, which means all of our properties get bi-yearly maintenance inspections with qualified and licensed professionals with stellar reputations. We regularly take care of all the basics of maintaining your property like changing air filters, smoke detector batteries, light bulbs, taking out the trash, and much more.
Hospitality. Our guests are treated like family. Really, really special family. We handle all guest communication before, during and after their stay, and work hard to fulfill any and all requests they may have while on their stay. Our thousands of positive reviews speak for themselves, and we never stop trying to "wow" everyone that stays with us.
Marketing. We have the capability of marketing on any of the leading vacation rental sites, as well as creating customized direct booking websites. We also help implement social media marketing on our platforms and profiles, as well as our owners', as requested.
Pricing. We invest in a state of the art pricing algorithm software (at our expense, not yours), which draws from real-time marketplace data based on what other surrounding vacation rentals and hotels are selling at nightly, so we can keep you competitively priced, without missing an opportunity for a high-demand weekend. This software also allows for special discounts for last minute stays, shorter vacancy windows or certain days of the week to further entice future travelers, as well as offer increased pricing and minimum stay requirements for stays booked further out.
Compliance. By request, we assist our investors and property owners by regularly filing their state sales, city and hotel occupancy taxes. We can also, by request, assist with maintaining the procurement and renewal of your short term rental permit, which we require for every property we manage. We cannot assist owners with paying their yearly business tax to the state of Tennessee, as required by law, nor can we pay property taxes on behalf of our owners. We are happy to assist our owners in finding qualified business managers who can help cover anything we're not licensed to.
Direct Deposit. Our owners collect their previous month's rental revenue, less any applicable fees and expenses, between the 15th and the 20th of the following month via ACH direct deposit. They are emailed a statement monthly to account for all necessary purchases, repairs or other expenses at their property to simplify their financial tracking.
Vendor Management. We help our owners contract any vendor needed to maintain, improve or otherwise run their property. Often, this includes our negotiating power of 45+ properties in and around Nashville, allowing fantastic rates of service.
Cleaning. We contract with unbelievably detail oriented companies and independent contractors to keep your homes spick and span. One of our passion purposes is providing a sustainable income to parents, whose jobs with us allow them to make a generous wage, while working during flexible hours in family-friendly conditions. Our cleaners spend 3-5 hours in your property, on average, and are tracked via state of the art technology to ensure a job well done that your guests will rave about.
Be Completely Hands Off. Most of our owners live out of town. Many out of state. Some out of country. Set a spending limit with us, that you don't want to hear from us if we're not exceeding on necessary services or goods, and you'll otherwise never hear from us. We'll just take care of it. Period.
